We select projects according to a 32-point checklist. It includes legal and technical checks — you are investing in a legally clean project. The apartments are in your ownership.
Unlike a new building, you don’t have to wait years for the building to be commissioned. The apart-hotel will be ready for lease in 6-9 months from the date of transfer of ownership, depending on the area of the property.
If we miss the commissioning deadline, we will pay penalties as stipulated in the agreement.
When purchasing one or two non-residential properties with a total value of € 250,000 or more and a cadastral value of at least € 80,000, a residence permit in Latvia (EU) can be obtained by both the property buyer and his/her family members — spouse and their minor children.
Everything except paying taxes is handled by our management company. This includes marketing, promotion, consumables, maintenance staff, cleaning, minor repairs, utilities, high-speed internet, etc.
At the time of purchase, the purchaser pays a one-off payment of state duty, stamp duty, and notary fees. The annual taxes of the owner of the apartment include ownership and income taxes.
